Is the warranty transferable?

Yes, the warranty stays with the home and automatically transfers upon change of ownership.

What is a "structural defect"?

A structural defect is defined as actual physical damage to the designated load-bearing elements of the home caused by failure of such load-bearing elements which affects their load-bearing functions to the extend that the home becomes unsafe, unsanitary or otherwise unlivable.  This is coverage for catastrophic failure of load-bearing elements as defined in the warranty booklet.

What is covered by the 2-10 HBW warranty?

It depends on the particular warranty coverage your builder or manufacturer has chosen.*  The 2-10 Warranty covers workmanship and material through year one, major mechanical systems through year two and qualified structural defects (as defined in the warranty booklet) through year ten.  The 10 year only warranty covers qualified structural defects (as defined in the warranty booklet) through year ten.  Only 2-10 HBW provides a full menu of warranty coverage and choices.

Systems and Appliances Warranty / Home Service Contract

What kind of warranty is this?

A Systems and Appliances home warranty or home service contract is a one-year limited home service agreement that helps protect homeowners against the costs of repair or replacement of covered appliances and major systems that breakdown due to normal wear and tear.

What is covered?

Basic coverage may include heating, plumbing, water heater, electrical, and central air conditioning systems, major appliances including the refrigerator.  Some contacts even include septic system, water well mechanical, and/or roof leak repair.  Coverage may vary from state to state.

Who pays for the systems and appliances warranty / home service contract?

It may be paid for by the seller, buyer or real estate professional.

Is the service contract renewable?

Yes, the plan may be renewable.  2-10 Home Buyers Warranty will notify you prior to the expiration of your warranty and, at that time, you have the option to renew for one year.

Do I need an inspection?

Inspections are not required for coverage to be put in force.  However, some states may have requirements regarding inspections on a home purchase.

Is there a service fee for each visit?

Yes, there is a service fee each time a service contractor visits your home.  The fee usually runs between $35 and $75.
